    Welcome to Turnkey Rentals!


    Thank you for your interest in our properties!


    Please read the following information carefully before applying. Ensure you provide all required documentation and the non-refundable application fee for each applicant (18 years or older) for your application to be processed.


    Note: Once you begin your application, please allow enough time to complete it in full. Incomplete sessions will time out and are not saved.


    Application Overview:

    • Application Fee: $75.00 per applicant (18+), credit/debit card only, paid online.
    • Security Deposit: Typically equal to one month’s rent or agreed-upon security deposit amount, whichever is greater. Non-refundable once paid. Lease will not be sent until the deposit is received.
    • Lease Term: Minimum one (1) year lease required.

    Application Criteria:

    • Each applicant 18 and older must submit a separate completed and signed application.
    • Application fee: $75 per adult (or as outlined in the property listing — be prepared to pay at time of applying).
    • Deposit due within 48 hours of approval.

    Required documents:

    • Valid government-issued ID (State ID, Driver’s License, or Military ID).
    • Social Security Card or ITIN
    • Proof of income (last 2 months of pay stubs,last 2 months of bank statements, W-2, or employment letter)

    Income Requirement: 

    Most properties require a combined gross income of at least 2.5x the rent.


    You must provide:

    • 2 years of residential history
    • Rental references with contact information
    • Monthly income details
    • Contact info for your current residence

    Required Documentation (All Applicants 18+):

    • Income: Must be at least 2.5x the rent. Self-employed applicants must submit a recent tax return.
    • Credit: Credit report will be reviewed. Poor or limited credit, high debt, or unpaid housing/utility bills may result in denial.
    • Rental History: Negative history or landlord debt may lead to denial or added fees.
    • Identification: All applicants must be 18+ with valid ID and SSN/ITIN.
    • Criminal Background: Convictions or pending charges may result in denial based on severity, age and risk to the community.
    • False Information: Any falsified info is grounds for immediate denial.
    • Co-Signer: Allowed only if applicant doesn't meet income. Co-signer must earn 5x the rent and meet all criteria independently.

    Pet Policy:

    • Pet policies vary by property. Maximum of 2 pets per home.
    • Mandatory professional carpet/floor cleaning at tenant’s expense at lease end.

    Pet Fees:

    • 0–25 lbs: $150 deposit + $150 non-refundable fee
    • 26–50 lbs: $250 deposit + $150 non-refundable fee
    • 51–75 lbs: $350 deposit + $150 non-refundable fee

    Restricted Breeds (full, mix, or perceived):

    Pit Bull, Rottweiler, Husky, St. Bernard, German Shepherd, Great Dane, Doberman, Chow Chow, Malamute, Akita, Bull Mastiff, Dalmatian, Presa Canario.


    No visiting pets allowed without a signed pet agreement.

    Privacy Policy:


    We are dedicated to protecting the privacy of your personal information. Including your Social  Security number and other identifying or sensitive personal information. Our policy and procedures are  designed to help ensure that your information is kept secure. We work to follow all federal and state  laws regarding the protection of your personal information. While no one can guarantee against identity  theft or the misuse of personal information, protecting the information you provide us is a high priority  to our company and staff. If you ever have concerns about this issue, please feel free to share them with  us.


    How personal information is collected. You will be asked to provide some of your personal  information when you apply to rent from us. The information will be on the rental application form or  other documents that you provide to us or to a realtor service, either on paper or electronically.


    How and when information is used. We use this information only for business purposes involved in  leasing a dwelling to you. Examples of these include, but are not limited to, verifying statements made  on your rental application (such as your rental, credit and employment history), reviewing your lease for  renewal and enforcing your lease obligations (such as to obtain payment for money you may owe us in  the future).


    How the information is protected and who has access. We allow only authorized persons to have  access to your personal information, and we keep documents and electronic records containing this  information in secure areas and systems.


    How the information is disposed of. After we no longer need or are requested to keep your personal  information, we will store or destroy it in a manner designed to prevent unauthorized persons from  accessing it. Our disposal methods will include shredding, destruction or obliteration of paper  documents and destruction of electronic files.


    Realtor Services. If you found us through a Realtor Service, please be aware that Realtor Services are  independent contractors and are not our employees or agents- even though they may initially process  rental application and fill out lease forms. You should require any Realtor service you use to furnish you  their privacy policy.


    SMS Communication Policy:


    By providing your mobile number and opting in, you consent to receive:

    • Transactional updates
    • Appointment reminders
    • Support-related messages

    Message frequency may vary. Message and data rates may apply.


    Information Collected:

    • Name
    • Phone number
    • Messaging preferences and related details

    We do not:

    • Share or sell your personal information for marketing
    • Request payment or sensitive info via SMS

    Resident Benefits Package Disclosure:


    The Turnkey Rentals Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be automatically enrolled and to pay the applicable cost of $30.00/month, payable with rent, or complete and sign the Opt-Out form during lease signing.


    Your RBP shall include all services listed below, subject to property mechanicals or other limitations:

    HVAC air filter delivery directly to your door approximately every 60 days

    A resident rewards program that helps you earn rewards for paying your rent on time

    Credit building to help boost your credit score with timely rent payments


    Consent to Receive SMS Messages:

    Resident consents to receive SMS messages (including text messages), and telephone calls (including prerecorded and artificial voice and autodialed) from the Landlord and the RBP Providers at the specific number(s) provided to the Landlord, with service-related information, account information or questions, and/or marketing information. The Resident represents that the Resident is permitted to receive calls and text messages at the telephone number provided to the Landlord by the Resident. Standard message and data rates may apply. SMS messaging services may be modified from time to time, for any reason, and without notice, including the right to terminate SMS messaging with or without notice, without liability to the Resident.
